Income-producing investments

Rental / DSCR financing, explained.

Property-focused financing for non-owner-occupied rental acquisitions and long-term holds, including rental-portfolio scenarios.

Is this your starting point?

When this path may fit.

You plan to acquire or hold investment rental property and want to explore financing based in part on the property's income and the proposed debt payments. Portfolio requests can be discussed here too.

DSCR is a coverage measure, not a promise of approval.

Debt-service coverage ratio compares qualifying income with the required debt service under a program's calculation. Definitions, expenses, rent treatment, and minimum requirements differ; credit, valuation, and other underwriting still matter.

Questions that shape the review
  • What is the current or supportable market rent, and is the property leased?
  • What are the taxes, insurance, association charges, and other relevant expenses?
  • Is the request for a purchase, rate-and-term refinance, or business-purpose cash-out refinance?
What to have ready
  • Property details and purchase or existing-loan information
  • Leases, rent roll, or support for projected rent
  • Property taxes, insurance estimate, and association charges
  • For portfolios, a property schedule with debt and rental income
Think through repayment

Review the payment structure, amortization, maturity, and prepayment provisions. A lower advertised rate alone does not tell you the full cost or whether the loan fits your hold period.

What happens next?

Tell us about the property or portfolio, estimated rent, requested financing, and how long you plan to hold it. An inquiry starts a conversation; it does not submit a complete application, authorize a credit report, or commit you to borrow.

These categories describe potential financing paths, not an offer, commitment, or confirmation of eligibility. Availability, structure, pricing, leverage, and timing depend on the transaction, funding-source underwriting, and final approval. Business-purpose, non-owner-occupied real estate only.

Start with a short inquiry if you are exploring options. If you are ready to provide full borrower and property information, use the separate secure loan application.
